When Selling a Home

"How To Avoid Losing Thousands Of Dollars When Selling Your Home"
The decision to put your home on the market involves a myriad of issues to think about. Everywhere you look, there are people and pitfalls just waiting to profit off of your hard-earned equity. Here's just one of many pitfalls to keep an eye out for!

Pricing Your Home Incorrectly will COST you results:
Every seller wants to get the most for their home. Problem is, most sellers take the attitude that they'll start with a high price and come down over time. What happens now? At first, a few people look at your home. Agents show it. Open houses get attended. Things look pretty good -- but no offers. 2 months go by, and not even a nibble!

What's going on? When you decide to price your home "high" and come lower over time, you're really shooting yourself in the foot. Why? Because 94% of all homes are sold through agents. And agents in this business make money by the hour. They don't like to waste time showing properties that are over-priced, because they know they're wasting time and money. So, you get a few to show your home at first, then the word starts getting out. Pretty soon your home looks like the "red-headed step child" to the agent community. I know this sounds pretty strong, but it is a fact.

Eventually you decide to lower your price -- thinking maybe the agents will come back. Know what? They usually don't. Why? Because they already "know" about your home. They're tainted. So, you decide to lower your price a little more, and a few start to trickle back. Finally, you've reduced your price lower than you ever thought you would take -- and you get an offer. Problem is, the offer is 5% below your lowest possible selling price, and now you're starting to sweat. How could all this have been avoided?

We!l-Priced Homes Sell Fastest
Had you priced your home right to begin with, you wouldn't have had to bribe the buying community to come back to visit your home. You wouldn't have to give a pint of blood at closing either. That's a tough and costly lesson, but it happens all the time!

If you used a bad agent, chances are they got your listing by telling you how much they could get for your home. You know, they said: "I have a client right now who is interested in looking at your home", and all that other bull. This also happens all the time.

Meanwhile, you have to pay the interest and carry costs on a deadbeat home. And, you're PO'd at the agent (for good reason) -- but can't get rid of them because you signed a long-term listing. Now you're really upset.

Increasing the Value of Your Home
When you're preparing your house for sale, remember the importance of first impressions. The market isn't the only factor that influences whether you get your asking price. Appearance and overall condition play a major role.
